Call me to schedule the inspections. Be sure you have the street address and zip code of the house to inspect. Your real estate professional can help you arrange a time that is convenient for the current home owner and allow me entrance to the property. Let them know that the inspection process may take up to three hours. And please remember, the utilities need to be on during the inspection.

In the event you get my voice mail, please leave a message and be sure to include the address of the property and a target date and time for the inspection. Some times I schedule more than one inspection in a day, so think in terms of morning or afternoon inspection times. I prefer to start inspections at 8 AM or 12 PM. Example: I would like you to inspect a home at 106 Main Street, Madison, Mississippi at 8:am on Tuesday, January 10th, my contact number is 601- 540-0144. Together we can find a time that works for all parties. I will call you back, so be sure to leave me a number to call you back at that works and a time range to call you. During the day, I will usually call you back in a few moments if I do not answer your call, as I may be under a house or in an attic.

Once we have a schedule, we need to have an agreement between the two of us. I use an industry standard home inspection contract that you can find on my web site. Mississippi law requires a written contract be filled in before the inspection is conducted.

On the appointed date, I will arrive at the address of the home you have contracted for and will inspect the house following the standards and ethics required by the State of Mississippi's Home Inspection Licensing Division.

You should always have a home inspection before diving in to a real estate purchase.

As technology has advanced, home inspections have become more comprehensive and detailed. Instead of writing a handwritten report, many inspectors now use laptops to create detailed reports with photos and videos. This allows them to review the condition of the home with the client in real time and provide a more comprehensive view of the property.

The use of photos and videos has become an essential part of the home inspection process, allowing inspectors to capture and document conditions that may not be immediately visible. For example, videos can be used to show the operation of appliances or systems, such as a fireplace gas burner or a plumbing fixture leaking water. In addition to providing a visual record of the condition of the home, photos and videos can also help educate the buyer and provide evidence of any issues that need to be addressed.

As a result, home inspectors must be proficient in using technology and be able to take high-quality photos and videos. This can require a significant investment in equipment and training, but the benefits for both the inspector and the client can be significant. By providing a more comprehensive and accurate view of the property, inspectors can help ensure that the buyer is fully informed and can make an informed decision about the purchase.
